SELLER PRE-LISTING INSPECTION?

Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Having an inspection performed ahead of time helps in many other ways.

What are the benefits for a SELLER PRE-LISTING INSPECTION?

  • Allows you to see your home through the eyes of a critical third-party buyer.

  • Permits you to make repairs ahead of time so that defects won't become negotiating stumbling blocks later.
  • There is no delay in obtaining the Use and Occupancy permit. (If a seller can obtain a list of those items that will be checked, so that the home inspector can specifically address them.)

Each home inspector certified by the Home Inspection Institute of America agrees to adhere to this code.

We, the professional home inspectors affiliated with the Home Inspection Institute of America, Inc., do hereby affirm our belief in the high standards set forth by the Home Inspection Institute of America, Inc., we recognize the importance of honesty and integrity in home inspections. We affirm and accept or responsibility to practice our profession according to the highest professional standards. We agree to maintain the standards as spelled out in the provisions of this code.


Principle 1

Honesty in Reporting:
We will prepare a concise report of conditions as we actually observe them at the time of the inspection.

Principle 2

Conflict of Interest:
We will avoid all conflicts of interest. We will not release the information contained in a home inspection report to a party other than our client without our client's written authorization.

The only payment for a home inspection report we receive is from our client, and we will neither give nor receive any other payment or commission with reference to any home inspection. We will not recommend any contractor or other person to do work on a home we have inspected. For a  period of  (2) years from the date of inspection, if we ourselves do such work, we will not accept any work on a home we have inspected for the person who purchased the inspection. Should we find that there is a conflict of interest, we will disclose said conflict to the client immediately.
